Before spending money, I want to understand the house, the competition and what buyers in that part of Gig Harbor are actually expecting.
There are plenty of updates that can help a home show better. At the same time, there are projects that turn into very expensive gifts for the next owner.
Start with the boring maintenance stuff
Before worrying about whether your kitchen backsplash is current enough, look at the things that make a house feel neglected.
Things like:
- Loose handles
- Leaky faucets
- Doors that stick
- Damaged trim
- Peeling paint
- Burned-out lights
- Dirty gutters
- Moss
- Overgrown landscaping
- Little repairs you’ve been meaning to get around to for the last three years
One small maintenance issue usually isn’t a big deal.
However, ten little maintenance issues can make a buyer start wondering what else hasn’t been taken care of.
That’s a different problem.
Walk through your house like you’ve never seen it before
Living in a house for years makes you stop seeing things.
After a while, the scuffed baseboard barely registers. That weird light fixture becomes part of the scenery. And you already know exactly how to jiggle the closet door so it closes.
A buyer is seeing all of it for the first time.
So walk through every room and look at the house the way someone seeing it for the first time will.
Pay attention to clutter, furniture placement, paint condition, lighting and anything distracting from the actual house.
The goal isn’t to make it look like nobody lives there. Instead, we want buyers looking at the house instead of your stuff.
And yes, they are going to open the closets.
How to Prepare Your Gig Harbor Home for Sale Without Over-Remodeling
This is where I see sellers get into trouble.
A dated kitchen does not automatically need a brand-new kitchen.
Sometimes new hardware, lighting and paint make a huge difference. In other cases, the cabinets need more help. And sometimes I’m going to tell you to leave the whole thing alone.
Before doing a major renovation, I want to compare your house to the homes buyers are actually choosing between.
What does the competition look like?
How updated are those homes?
What are they selling for?
More importantly, what does a buyer reasonably expect at your price point?
If you spend $50,000 updating something and the market only rewards you with an extra $20,000, that was not a great use of $50,000.
I’d rather have that conversation before the contractor shows up.
Paint is usually worth talking about
Paint is one of the relatively inexpensive things that can completely change how a room feels and photographs.
That doesn’t mean every wall in your house automatically needs to become the same shade of beige.
Instead, I’d look at:
- The condition of the existing paint
- The color
- Natural light
- How the room photographs
- Whether the color distracts from the house
Sometimes the entire interior needs paint. Other times, a few rooms do.
And occasionally there is one aggressively red dining room we should probably deal with while everything else is perfectly fine.
Pay attention to what buyers see before they even get inside
The showing starts before the front door opens.
Buyers see the street, driveway, landscaping, porch, front door and exterior while their agent is standing there trying to get the lockbox open.
Because of that, the first impression matters.
I’d look at:
- Landscaping
- Exterior cleanliness
- Front door
- Exterior lighting
- House numbers
- Windows
- Porch
- Cobwebs
- Anything obviously broken
You do not need to transform your yard into the Butchart Gardens.
Clean and cared for goes a long way.
Figure out what actually affects the sale
I’ve personally been the buyer or seller in more than 100 real estate transactions, so I tend to look at improvements through a pretty practical lens.
First, what problem are we solving?
Next, how much is it going to cost?
Then, is it likely to improve the home’s value or marketability?
And finally, does the buyer actually care?
Looking at it this way helps separate projects that make sense from projects that simply make the house prettier for the next owner.
The smartest way to prepare your Gig Harbor home for sale is to figure out what actually affects the outcome before you start spending money.
Your house also needs a marketing strategy
I have a degree in marketing and nearly 20 years of professional marketing experience, so this is a big part of how I look at a listing.
Before a house goes on the market, I want to understand who is most likely to buy it and what they are going to care about.
From there, I’m looking at what makes the property different from the other homes they are seeing, what objections might come up and what the photography should emphasize.
I also want to know which details deserve more attention and how the home should be positioned against the current competition.
Putting the house in the MLS gets it in front of buyers.
After that, the strategy behind how the home shows up matters.
Before you spend the money, do this first
If you’re thinking about selling your Gig Harbor home, I’d do things in this order:
- Understand the realistic value range.
- Look at the current competition.
- Identify the likely buyer.
- Walk the property for condition and presentation.
- Separate actual problems from cosmetic preferences.
- Decide which improvements are likely to affect value or marketability.
- Build the pricing and marketing strategy.
- Then start spending money.
That order matters.
